Who Can Apply?

To qualify for the SEAI Warmer Homes Scheme, you must meet all three of the following criteria:

You own and live in your own home This must be your main residence — where you live most days of the week.

Your home was built and occupied before 2006 This means the ESB meter was connected and the property was lived in before 2006.

To qualify, you must also receive one of the following payments

Fuel Allowance (as part of the National Fuel Scheme)
Jobseeker’s Allowance (6+ months) with child under 7
Working Family Payment
One-Parent Family Payment
Domiciliary Care Allowance
Carer’s Allowance (and live with the person you are caring for)
Disability Allowance (6+ months) with child under 7

Waiting Times

It’s important to be aware that the SEAI Warmer Homes Scheme currently has a waiting period of over two years before home upgrade works are completed. Applications are processed strictly on a first-come, first-served basis and timelines can vary depending on demand and contractor availability.

Approximate waiting times:

Pre-Works BER: Up to 12 months from application
Survey: Around 14 months from application
Works Completed: Approximately 24–26 months from application
Post-Works BER / Inspection: Around 2–3 months after works are completed All homes participating in the programme must have a valid Building Energy Rating (BER) in place. If you don’t have one, SEAI will arrange a BER assessment at no cost before works begin, which may slightly increase waiting times.

Cavity, Internal or External Wall Insulation - reduces heat loss & enhances warmth.
Draught Proofing – seals gaps to prevent cold air entering.
Lagging Jackets – insulate your hot water tank and pipes for better efficiency.
Ventilation Upgrades – maintain healthy air quality and prevent damp or mould.
Energy-Efficient LED Lighting – modern lighting that reduces energy use.
Heating System Upgrades – heat pumps or other systems where recommended following SEAI survey.

Take the First Step, Apply Through SEAI

Applying for the SEAI Warmer Homes Scheme is simple and completed directly through SEAI’s website.

Read the Scheme Guidelines Review SEAI’s full Scheme and Application Guidelines to ensure you meet the eligibility criteria.
Complete the Online Application Submit your application through SEAI’s online portal. If applicable, include supporting documents such as the Carer’s Allowance Confirmation Form or Apartment Consent Form.
Await Eligibility Confirmation SEAI will assess your application and confirm your eligibility. Once approved, Churchfield Home Services will manage your upgrade works on behalf of SEAI.

Frequently Asked Questions

When you apply for the SEAI Warmer Homes Scheme, your application is submitted directly to SEAI, either through their online portal or by using the downloadable application form. If you don’t already have a Building Energy Rating (BER), SEAI will arrange one for you at no cost. Once your eligibility is confirmed, an SEAI surveyor will visit your home to assess its current condition and recommend suitable energy upgrades. A registered contractor from SEAI’s approved panel will then be appointed to complete the works. After all upgrades are finished, SEAI’s energy assessment team will carry out a final BER assessment to measure your home’s new energy performance. In some cases, a quality inspection may also take place to ensure all works meet SEAI standards.
