What is the Vacant Property Refurbishment Grant?

Funding for Vacant and Derelict Homes

The Vacant Property Refurbishment Grant helps cover the cost of restoring vacant or derelict homes to modern, energy-efficient standards. It’s funded through the Croí Cónaithe (Towns) Fund and administered by local authorities with SEAI support.

Non-Residential Properties

This grant can also support the conversion of vacant commercial or public buildings into residential homes. To qualify, the property must have the correct planning permission for residential use and meet all vacancy and eligibility criteria.

Funding & Grants

You can receive up to €50,000 to refurbish a vacant property, or €70,000 if it’s classed as derelict. Extra supports may apply for heritage buildings or island homes, helping you restore and upgrade older properties with confidence and care.

Grant Requirements for the Vacant Property Refurbishment Scheme

Has the Property Been Vacant for 2 Years or More?

The home must have been empty for at least 2 years. Properties that were left vacant on purpose just to access the grant will not qualify.

Was the Property Built Before 2008?

Only homes built before 2008 are eligible for this scheme.

Do you Own the Property or are You in the Process of Buying It?

You must be the owner, or actively buying the property, when applying.

Have you Already Used this Grant on Other Properties?

You can only avail of the grant twice in total: once for a home you’ll live in and once for a property you intend to rent out.

Grant Requirements for the Vacant Property Refurbishment Scheme

Before applying for the Vacant Property Refurbishment Grant, make sure your property meets the following requirements:

Vacant For 2 Years Or More

The property must have been vacant for 2 years or more. You will not qualify if the property has been left unreasonably or purposely vacant so you can get the grant.

Built Before 2008

The property must have been built before 2008. (Before 1 May 2023, only homes built before 1993 qualified.)

Own or Buying the Property

You must own the property or be in the process of buying it.

Live In Or Rent Out

You must live in the property as your principal private residence when the work is completed or make it available for rent. If you are going to rent the property when the work is done, you must register the tenancy with the Residential Tenancies Board.

Tax Clearance

You must have tax clearance from Revenue and your tax affairs must be in order.

Local Property Tax

You must have paid your Local Property Tax, if applicable.

Not Be A Company

You must not be a registered company or developer.

Grant Limits

You can only get the grant twice. You can get one grant to refurbish a home to live in, and another for a home you are going to rent out.

Approved Housing Bodies are also eligible for the scheme, but the grant amounts available are different.

We’re committed to making high-quality home energy upgrades accessible. Through the Strategic Banking Corporation of Ireland (SBCI), eligible applicants can access low-cost finance to fund retrofit works for energy efficiency and decarbonisation:

Unsecured reduced fixed interest rate loans from 3.75% APR.
Loans from €5,000 - €75,000 per property and repay over terms from 1 to 10 years.
Use at least 75% of the loan for energy efficiency purposes. Giving you a 20% improvement in your home's energy efficiency.
